How to Prepare Your Apartment After the Summer High Season

The end of summer is the perfect time to give your apartment a thorough check-up. After several months of high occupancy, frequent guest turnover and intensive use of the property’s facilities, it is only natural for small signs of wear and tear to appear, and it is best to spot them as early as possible.

Taking advantage of this period to carry out a general inspection can help you prevent future issues, keep your property in good condition and get it ready for the autumn and winter months. Here are some of the most important checks you can carry out after the high season.

1. Carry out a general inspection of the apartment

Start by carrying out a thorough inspection of the property. Check the condition of the walls, floors, doors, windows, shutters and furniture for any dents, stains, scratches or other signs of damage that may need repairing.

It is also worth paying attention to small details such as sockets, switches, handles, locks and hinges. These are all used frequently during periods of high occupancy, and wear and tear can easily go unnoticed between guest stays. Taking care of these minor issues early can help prevent more costly repairs further down the line.

Check the walls, floors, windows, furniture and other areas of the apartment for minor damage to help prevent future issues.

2. Give the apartment a deep clean

Although the apartment is cleaned regularly between bookings, the end of the high season is a great opportunity to give it a more thorough deep clean.

Take the opportunity to clean areas that may not always be covered during routine cleaning, such as behind and underneath furniture, inside cupboards and wardrobes, ventilation grilles, light fittings, mattresses, sofas and other hard-to-reach areas.

In the kitchen, pay particular attention to the oven, extractor hood, fridge and dishwasher. In the bathroom, check the grout, drains and any areas where moisture may build up.

As well as improving the overall appearance of the apartment, a deep clean can make it easier to spot minor damage or maintenance issues.

3. Check the heating and air conditioning and prepare the apartment for colder weather

After months of intensive use, your air conditioning system is due for a check-up. Clean the filters and make sure the units are working properly, with no leaks, dripping or unusual noises.

If your system includes a heat pump, test it before temperatures start to drop. The same applies to radiators, boilers and any other heating systems in the apartment.

It is best not to wait until the first cold day to discover that something is not working. Checking these systems in advance will help ensure the apartment is ready for autumn and winter and can also help improve energy efficiency.

Check the air conditioning after summer, clean the filters and make sure it is working properly to improve efficiency and prevent breakdowns.

4. Check for damp and insulation issues

Changes in temperature and insufficient ventilation can lead to condensation and damp, particularly as the weather starts to get cooler.

Check bathrooms, the kitchen, external walls, ceilings, window seals and poorly ventilated areas. Stains, peeling paint, frequent condensation or unusual musty smells may all be signs of a problem.

It is also a good idea to check that doors and windows close properly and that there are no draughts. Good insulation helps maintain a more stable indoor temperature and can reduce heating and air conditioning use during the colder months.

Check walls, windows and damp-prone areas of the apartment to spot signs of moisture early and prevent the problem from getting worse.

5. Check appliances, furniture and equipment

Heavy use during the high season can speed up wear and tear on certain items. Make sure the main appliances are working properly, keeping an eye out for unusual noises, leaks or other signs of damage.

Do the same with tables, chairs, sofas, beds, wardrobes and other furniture. A wobbly chair, a drawer that does not close properly or a light that has stopped working may seem like minor details, but they can affect guests’ overall impression of the accommodation.

You can also check the kitchenware and replace any utensils or items that have been lost, broken or damaged over the past few months.

Check that appliances and kitchen equipment are working properly to identify potential faults and make sure everything is in good condition.

6. Consider small renovations and improvements

The period after the high season is also a good opportunity to take a fresh look at your apartment and consider what could be improved.

You do not always need to carry out a major renovation. Repainting a wall, replacing a worn piece of furniture, improving the lighting or updating a few decorative features can make the space feel fresher, more modern and better cared for.

You can also use this opportunity to make energy-efficiency improvements, such as switching to LED lighting, improving insulation or choosing more energy-efficient appliances when existing ones need replacing.

These small investments can help maintain the property while also improving the experience for future guests.

Repair scuffs, stains and minor damage to walls and finishes to refresh the apartment and keep it in good condition.

7. Plan repairs in advance

If your inspection reveals any work that will take more time to complete, try to schedule it during periods of lower occupancy.

Painting, repairs, replacing appliances or updating furniture are all much easier to manage when you have more flexibility in your booking calendar.

Planning ahead also helps you avoid last-minute work and ensures your apartment is ready before the next periods of higher demand.

Plan apartment repairs, improvements and renovations in advance to make the most of periods of lower occupancy and avoid unexpected issues.
